The oversized 3 car garage and workshop is heated by a high efficiency natural gas radiant heater.

This unique property is located at the beginning of the “Almont Triangle”. The Almont Triangle begins at the only intersection in Almont and runs 7 miles up the Taylor River Road in one direction and approximately 6 miles up Highway 135. The two roads are joined at the top by a gravel road known as Jack’s Cabin cutoff. This “triangle” becomes a winter game preserve and is closed to human activity (except private property) from December 15th to March 31st. As a result there are numerous deer, bighorn sheep, elk and other wildlife on and around the property. A special viewing area was built on the top floor of the house just for the purpose of taking wildlife pictures and video.

Across the river is the Three Rivers Resort. This resort offers cabin rentals, rafting, guided fishing, a small general store, and a grill/deli during the summer.

The house is approximately 15 feet above the Taylor River and has been removed from any FEMA flood considerations. The house is only 26 feet horizontally to the river. Regulation changes would not allow structures that close to the river. There are approximately 30 concrete steps down to the private dock. The property line goes out to the middle of the riverbed. There is an eight person raft and a two person raft that go with the property. There are a variety of launching choices above the property that offer a choice of different levels of water expertise and duration ending at the private dock. Electric hoists bring the rafts back to their resting place under the deck. Launching can also be accomplished from the dock as there are several take out areas along the Gunnison River or the river can be floated the entire 17 mile distance to Blue Mesa Reservoir.
